Aimed at promoting transparency, the policy ensures broad MLS exposure, benefiting sellers ready for immediate wide-scale marketing. However, sellers preferring a “coming soon” or local approach before MLS listing may lose visibility if they later join the MLS, potentially missing buyers who only use Zillow. This could push buyers to platforms like Homes.com, which has no such restrictions and often lists more properties.
